Mosman Council aims to protect and enhance the natural and built heritage of Mosman by managing development using Local and State Government legislation, and Council’s own policies. Through these policies Council has identified the desired future character of Mosman, and ensures development complements this character and respects neighbourhood amenity whilst meeting the needs of existing and future generations.

    If you are proposing to build on a property in Mosman there are a number of steps you must take in consultation with Council and Council’s policies.

  • Duty Planner

    Council’s Planning Advisor (Duty Planner) is available to answer your planning questions every Monday to Friday 8.30am to 10.30am, as well as 5pm to 6.30pm on Tuesday nights.

    Council is pleased to offer you online access to development applications which will allow you to track the progress of the application from lodgement through to determination.

  • BASIX and energy efficiency

    Mosman Council’s Development Control Plans (DCPs) require development to have energy efficiency in the design, construction, use and operation of buildings.

  • Traffic issues

    Council endeavours to minimise and mitigate the effects of traffic on residential amenity as a result of new development.

  • Swimming pools

    In NSW the Swimming Pools Act 1992 requires that all swimming pools have an appropriate child resistant barrier that restricts access between the residence and the swimming pool. This legislation provides that owners may be fined if the pool fence or other appropriate child resistant barrier does not meet the legal requirements.

  • Rainwater tanks

    In Mosman, the installation of a rainwater tank is classified as ‘Exempt Development’ and in most cases does not require Council approval provided that certain basic requirements are met.
